All prospective buyers and lessees must complete the "Application for Occupancy" and be approved prior to moving into the community. The approval process takes approximately two weeks to complete. A $125.00 application fee is required with the application prior to approval.

Towing:
Vehicles parked on unpaved areas, on a drain, and any undriveable vehicle, including those with expired license tags, will be towed. Vehicles blocking through traffic and types of vehicles not permitted in Fernwoods lakeviw 1, as outlined in the Rules and Regulations, will also be towed. Vehicles in violation, will be towed by Galactic towing, only following authorization by any Association Board Member. Galactic towing is located at 3500 NW 67th Street Miami, FL 33147. Bank Foreclosure:
During these hard times a lot of owners are facing bank foreclosure. When an owner is served with a bank foreclosure their bank also serves Fernwoods Lakeview one Association since the association has an interest in the property. If the owner is delinquent at the time the association is served, the association attorney files an answer with the court to protect the association's interest. Even if the owner is trying for loan modification the association still has to answer the bank lawsuit. Once this is done the owner is charged legal fees. These fees will be added to your account and become a lien on the property. Once your bank foreclosure is resolved you will then have to pay off the association lien.
